What is roofline?

Roofline is the section where your roof joins your walls.

Typically in older properties you have a timber box either made for timber boards or plywood that part or fully encapsulates your roof rafter and secures your gutters. the vertical section is your fascia and the horizontal section is your soffit.

What is it’s purpose?

To protect your timber roof rafters from rot and provide a secure fixing for your gutter and support your last row of slates or tiles.

Why does timber roofline fail?

Either through poor design or lack of maintenance.

Design flaws could be that the waterproof felt that drops into the gutter is either missing or short or has degraded and cracked due to the ultra violet rays of the sun or birds have tore it off to make a nest.

Lack of maintenance it may be that your cement verge has dropped out, cracked or been omitted.

You may also have had a poorly painted original roofline that may have used plywood that was unsuitable for the Scottish weather.

You may have had a roofline where the nails have rusted and as a result your roofline may have dropped or been damaged by the wind.

What signs should you be looking for to indicate it is time to take action and renew your roofline?

Any leaks from the timber roofline is a sure signs of significant damage to your timber roofline. Leaking and blocked gutters are also a warning sign that your fascia and soffit is under attack.

Any sign of rot is a bad sign as normally timber roofline rots from the inside out so by the time you see external rot you already have significant rot at the ends of the timber rafters which can result in significant damage to your property.

Why should you replace your roofline?

When water has no where to flow to it takes the easiest path. In many cases this can between the cavity of your walls; this can result is saturated insulation that no longer keeps you warm and increases your utility bills.

Should this be allowed to continue you run a high risk of cracks in your external wall finish, rotting your lintels that provide the structural strength across the top of your windows and also damaging the bottom external sills of your windows.

You may well also experience dampness or leaks on your internal walls, which could damage your floors, walls, wall support, electrics, and decorations such as paint finishings, wallpaper and curtains and electrical items.

With dampness you may well get fungus that gives of spores that are hazardous to your health and are extremely dangerous to those that have lung conditions such as asthma.

All of the above when the damage starts it just gets worse and becomes much more expensive to fix. How much would a new roof cost you if you had to replace a significant portion of your timber roof support and decking?
How much is it to replace damaged bricks or re-render your walls or replace damaged sills and lintels. How much is it to rip down plasterboard and linings and make good and fix all the damage to your electrics and internal finishings?

Admittedly these are worse case scenarios however they do happen. It is like avoiding servicing your car and expecting it to run well!
